The Project

Nestled on a steep, narrow 8.5-acre site in Austin, Texas, the Dukes BiG Austin project redefines the future of senior living by blending community, education, and wellness into one holistic master plan. With 318,324square feet of programmed space, the vision for this innovative campus is rooted in the idea that aging should be active, connected, and purposeful. Central to the plan is a “green spine”—a continuous, landscaped pedestrian corridor that seamlessly links residential units, learning facilities, and shared communal spaces. More than just a design feature, this green spine represents the project’s core philosophy: that environments should encourage movement, dialogue, and connection at every stage of life.

The Methodology

From the outset, the design team faced the challenge of working with a constrained, sloping site—an obstacle that quickly became an opportunity to shape the campus around the natural landscape. Through careful programming and master planning, the team developed a layered site strategy that organizes the project into distinct zones for living, learning, and gathering. Sustainable principles informed every decision, from site orientation to the integration of low-impact development strategies. Accessibility and walkability were prioritized to promote resident independence, while educational and mixed-use components were designed to foster intergenerational engagement. Each space was conceived not just for its function, but for its ability to create meaningful interactions between people and place.

The Result

Now in development with an estimated completion in 2026, Dukes BiG Austin is positioned to become a benchmark in senior living design. The campus masterplan provides a foundation for a vibrant, socially connected lifestyle, grounded in health, sustainability, and continuous learning. By addressing both the physical and emotional needs of its future residents, the design ensures that the built environment actively supports well-being, community, and purpose. When completed, the project will stand as a model for how thoughtful planning and design can turn a challenging site into a thriving, inclusive neighborhood for aging with dignity and vitality.
